Sentinel Net Lease Announces Final Closing of Sentinel Opportunity Fund I
$101 million portfolio closes with 100% occupancy, and a 10.4-year weighted average lease term
LAS VEGAS, NV / ACCESS Newswire / August 21, 2026 / Sentinel Net Lease today announced the final closing of Sentinel Opportunity Fund I, the firm's inaugural commingled investment fund, following the acquisition of a diversified portfolio of single-tenant office, industrial, and retail properties across the United States.
At closing, the portfolio consisted of 10 stabilized properties representing approximately $101 million in property value and more than 762,000 rentable square feet. The portfolio was 100 percent occupied, with a 10.4-year weighted average remaining lease term and projected 2026 net distributions of 8.7 percent.
Tenants include Abbott Laboratories, Bio-Techne, Merative, and Quantum Corporation in healthcare and technology. V3 Engineering and Knight Energy Services operate in infrastructure and energy. Consumer and retail tenants include Juice Plus+ and LA Fitness.

Properties are located in Illinois, Colorado, Tennessee, Ohio, North Carolina, Wisconsin, Louisiana, and North Dakota.
The Fund's final acquisition was the Knight Energy Services industrial portfolio, comprising two facilities in Broussard, Louisiana, and Williston, North Dakota, each leased under long-term absolute triple-net structures.
